June was quite the month for house shopping in Orange County as sales ran at a two-year high as prices hit a new post-crash high. Click on image to see our analysis.

High price of new home a challenge? DataQuick says builders' median price of $617,750 was up 4.53% from year ago. June's new-home price was 26% above O.C. median vs. 21% average from 1988-2011.

Builder sales are a rough spot as 250 newly built residences sold in June, down 22.6% from a year ago. Still, DataQuick says it was the best selling month since June '10.

DataQuick says June's resale condo buyers paid the most since Sept. '10. Median price of $295,000 was up 10.38% from a year ago but we're still 37% below all-time high.

As for pricing of resale houses, DataQuick says buyers in June paid at level last seen in Sept. '10. Median price of $515,000 was up 1.98% from a year ago. Note: It's still 30% below the all-time high.

Best selling month for old single-family homes since Aug. '06! DataQuick says O.C. buyers grabbed 2,175 resale house in June -- up 21.4% from a year ago and 22% above the 2005-2012 monthly average.

Countywide sales of 3,351 in June was up 13.71% from a year ago and up 18% vs. 2005-12 monthly DataQuick average. Best selling month since tax-deadline-juiced June '10.

First, a reality check. June was five-year anniversary of market's pricing peak. DataQuick's median selling price fell 43% from June 2007's $645,000 to January 2009's low of $370,000. Last month, pricing's rebound hit $453,000, still 30% off the peak and equal to a level first topped in February 2004.

Condos sizzled as 926 sold in June -- up 11.2% from a year ago. DataQuick says it's the fourth straight month of year-over-year double-digit percentage-point gain.
